SELLER PROCESS

    • During our consultation, we will visit your home and guide you through every step of the selling process. This includes answering any questions you may have and offering valuable insights tailored to your property.

    • As part of the consultation, we will provide you with a comprehensive home evaluation. Using up-to-date market data for your area, we will help you determine the ideal listing price for your home.

    • When you’re ready to move forward, we will have you sign a Multiple Listing Agreement (MLA). This document outlines the services we will provide throughout the selling process, as well as the commission fees associated with selling your home.

    • We are happy to offer all our clients complimentary staging should you desire it.

    • Our staging consultant will meet with you to evaluate your home and recommend the best approach for preparing it for sale. Based on your home’s condition and your desired timeline, we will present a variety of options to enhance its appeal to potential buyers through thoughtful decluttering, depersonalizing, and styling.

    • If your home is already unoccupied, or if you’d like to vacate before listing, we can furnish it with furniture and decor to create an inviting, show-ready space. If you’re currently living in the home, we will work with your existing furniture and add carefully selected decorative pieces to elevate the overall look.

    • It’s crucial to have your home market-ready from day one to attract the highest number of potential buyers. If any improvements or recommendations are needed to add value and help you secure the best price, we will work closely with you to achieve optimal results. These may include tasks like paint touch-ups, floor repairs, and decluttering.

    • In today’s real estate market, potential buyers begin their search online. Therefore, it is crucial that the digital representation of your home is of the highest quality in order to grab the attention of buyers and stand out from the competition. The more exposure your home gets, the quicker it will sell and for a top price.

    • We take every possible step to ensure that your home looks its absolute best before our professional photographer arrives. Our photographer will then take high-quality photos and video to highlight your home’s best features. Additionally, we provide professional, laser-measured floor plans of your home at no extra cost.

    • Once we’ve completed the staging, professional photography, and measurements, your home will be listed on the Multiple Listing Service (MLS). This is the primary platform where other agents can search and find your home to recommend to their clients.

    • Buyers’ agents will submit showing requests which we will then coordinate and communicate to you to ensure they align with your schedule. We ask that you remain as flexible and accommodating as possible to avoid missing out on potential buyers.

    • While your home is on the market, it’s important to keep it in “show-ready” condition at all times. By staying proactive and maintaining a welcoming environment, you’ll maximize the chances of impressing prospective buyers.

    • Congratulations! Your home has attracted a serious buyer who is ready to make an offer. Offers are submitted through a Contract for Purchase and Sale (CPS). We will receive the offer on your behalf and review it with you in detail. At this stage, you have three options:

      o Accept the offer as-is.

      o Decline the offer if it doesn’t meet your expectations

      o Counter the offer if you wish to negotiate any terms.

    • When we counter an offer, we are proposing different terms, such as the price, completion date, subject clauses, and/or inclusions/exclusions (like appliances or fixtures). Each of these elements can be adjusted to reach a mutually agreeable solution.

    • The negotiation process may involve several rounds of counter-offers. We’ll work closely with you to ensure your interests are represented at every stage. If an agreement is reached, we’ll proceed with the next steps. If either party decides not to move forward, the deal will fall through.

    • Once you have accepted an offer, the buyer has a 3-day rescission period during which they can cancel the agreement for any reason. If the buyer chooses to rescind the offer within this period, they are required to pay you a specific fee of the purchase price as compensation.

    • Once the offer has been accepted, we will work with the buyer’s agent to satisfy the subject clauses (terms and conditions), outlined in the contract. These clauses can vary, but common conditions can include a home inspection, reading strata documents and reviewing the Property Disclosure Statement (PDS). Once all subject clauses are removed, the deal becomes unconditional, and you can officially consider your home SOLD!

    • A lawyer or notary plays a key role in real estate conveyance, especially during the closing process, by witnessing and authenticating documents to ensure that the transfer of property ownership is legally valid and properly executed. With our list of preferred service providers, we can ensure you’ll be in good hands with the right contact for your needs.

    • On the completion date specified in the contract, the money is transferred to you, and the title is transferred to the new owner.

    • On the possession date specified in the contract, we will provide the keys, garage door openers, relevant documents, or warranties that come with the property to the new owners.
